The role

To manage a set stage of construction, coordinating subcontractors to deliver high quality homes on programme, while maintaining excellent site standards and customer satisfaction.

Build & Programme Management

  • Supervise subcontractors at all stages of construction, ensuring clear communication of expectations and sequencing.
  • Review build programme daily/weekly with the Project Manager / Senior Site Manager to ensure homes remain on target.
  • Identify and escalate risks to programme, labour, or materials early.

Managing External Works

  • Support the management of concrete frame activities and other external works packages, including groundworks, drainage, cladding, façade trades, and landscaping.
  • Monitor progress, assist with quality checks, and ensure works comply with design specifications and safety procedures.

Quality Assurance & Compliance

  • Ensure all works meet Berkeley Homes’ quality standards, NHBC guidelines, and manufacturer specifications.
  • Complete inspections and record evidence within the Quality Management System, including all Hold Points.
  • Carry out spot checks and educate subcontractors to maintain site standards and protection measures.

Subcontractor Coordination

  • Conduct site inductions and raise permits as required.
  • Provide drawings, standard details, and technical advice to subcontractors to support efficient progress.
  • Monitor subcontractor performance and address any concerns around workmanship or labour shortages promptly.

Materials & Logistics

  • Liaise with the Buying Department to ensure materials are ordered and delivered in line with programme requirements.
  • Take responsibility for the quality and storage of materials on site.

Health, Safety & Environment

  • Promote a proactive safety culture and ensure all Health & Safety procedures are followed, with particular attention to working at height.
  • Maintain site signage, PPE compliance, and safe working practices.

Customer Excellence

  • Support the team in achieving over 70% Net Promoter Score and 90%+ on IHR “Ready” and “Clean” questions.
  • Ensure homes are delivered to minimise defects and maximise customer satisfaction.

Site Standards & Presentation

  • Maintain excellent site presentation across the development, including compounds, plots, access roads, and public areas.
  • Ensure materials and footpaths are organised and accessible at all times.

Administration & Reporting

  • Record day works, including potential contra-charges and photographic evidence as needed.
  • Liaise with warranty providers to schedule inspections and secure Completion Certificates.
  • Complete all required documentation accurately and on time.

Additional Duties

  • Carry out ad hoc tasks to support the wider project team as required.

Experience required Essential

  • Leading a residential construction stage, managing subcontractors directly.
  • Strong understanding of construction sequencing, trades, and build methodology.
  • Programme management experience, including risk escalation.
  • Ability to read and interpret technical drawings and specifications.
  • Excellent communication and people management skills.
  • Commitment to Health & Safety leadership and proactive site management.
  • Proficiency in digital QA systems (e.g., Fieldview).

Desirable

  • Experience delivering high-end or multi-unit residential developments.
  • Experience managing external works and concrete frame/high-rise projects.
  • Knowledge of NHBC standards and warranty provider processes.
  • SMSTS / SSSTS qualification.
  • First Aid certification.

The standard default full time working hours in the office are 8am 5pm with core working hours 9am 4pm.
